Description
REQUIREMENT : The U.S. Government is seeking to lease approximately 5,486 rentable square feet yielding 4,770 usable square feet ANSI/BOMA office area square feet of contiguous office and warehouse space, in San Antonio, TX. The desired space should be mixed use space consisting of 2,875 RSF of warehouse space and 2,610 RSF of office space. Parking is required for six (6) government vehicles and ample space to maneuver and store equipment such as trucks, and SUV’s with trailers for boats and ATV’s. Requested space must be fully-serviced and in a building that can be customized to meet the Government’s needs and security requirements. The building must meet Federal Government standards for fire and seismic safety, must be ADA compliant and be located outside a 100-year floodplain. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space offered must have potential for efficient layout and be ready for occupancy by May 15, 2009. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building’s ownership.. DELINEATED AREA : § North: Bandera Rod (Highway 16) § East: Loop 410 § South: Highway 151 to Potranco Road § West: Loop 1604 to FM 471 to Steubing/Galm Road LEASE TERM : Lease term is ten (10) years with a firm term of five (5) years. EXPRESSIONS OF INTEREST : If you desire to submit a location for consideration, please forward information by 5:00 PM EDT, May 8, 2008. Expressions of interest should include building name and address or map coordinates for proposed tract, legal description, 1/8 inch scale drawing of space offered or site plan, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), method of measurement used to determine rentable square feet, and contact information for owner or authorized agent.
