Description
REQUIREMENT : The U.S. Government is seeking to lease two suites located in the same building one suite of approximately 14,800 USF and a second suite approximately 2,900 USF for a total of 17,700 USF ANSI/BOMA area square feet of contiguous office, in Hartford, CT. Parking requirement is for a total of 9 structured parking spaces for vehicles. Requested space must be fully-serviced and in a building that can be customized to meet the Government's needs and security requirements. The building must meet Federal Government standards for fire safety, and must be compliant with the Architectural Barriers Act Accessibility Standard (ABAAS) and be located outside a 100-year floodplain. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space offered must have potential for efficient layout and be ready for occupancy by March 1,, 2009. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. DELINEATED AREA : Central Business District to be located by these boundaries: North: Chapel Street North South: Gold Street East: Columbus Boulevard West: High Street LEASE TERM : Lease term is ten (10) years with a firm term of five (5) years. EXPRESSIONS OF INTEREST : If you desire to submit a location for consideration, please forward information by 5:00 PM EDT, May 22, 2008. Expressions of interest should include building name and address or map coordinates for proposed tract, legal description, 1/8 inch scale drawing of space offered or site plan, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), method of measurement used to determine rentable square feet, and contact information for owner or authorized agent.
