Description
REQUIREMENT: General Services Administration is interested in leasing office and related space consisting of approximately 90,750 rentable square feet, which will yield a minimum of 80,500 to a maximum of 82,600 ANSI/BOMA occupiable square feet of office space for personnel, furnishings, and equipment. The space will initially be occupied by Bureau of Prisons. LEASE TERM: Ten (10) years firm term. UNIQUE REQUIREMENTS: Office space must be contiguous and have potential for efficient layout and space shall be located in a professional office setting. The Government requires a fully serviced lease including 200 on-site parking spaces for employee and visitor parking. Space must be capable of being fully accessible to the physically handicapped, must meet minimum seismic requirements, and must not lie within a 100-year flood plain or wetland unless the Government has determined it to be the only practicable alternative. The building will be subject to any and all other building or construction rules, regulations, laws and/or ordinances of the local, county, state and federal levels as they may apply. The offered space must meet Government requirements for Fire and Life Safety and Handicapped Accessibility. Occupancy is required March 31, 2009. LOCATION: Offered properties must be located in within the following boundaries: North – I 70 between Monaco Parkway and S. Buckley Road South - Orchard Road East - South Buckley West - South Monaco and I 25 NOTE: Boundaries do NOT include the Cherry Creek State Park. Only properties that are contained within these boundaries or which front directly on them and meet or are capable of meeting the above criteria will be considered for this procurement. EXPRESSIONS OF INTEREST MUST BE SUBMITTED IN WRITING AND INCLUDE THE FOLLOWING INFORMATION: 1)Building name and address. 2)Legal description. 3)One-eighth inch scale drawing of space offered. 3)Square footage offered. 4)Method of measurement used to determine rentable square feet. 5)Name, address, and telephone number of individual to be contacted. 6)Evidence of authority to represent the owner.
