Description
The United States Government seeks to lease office space consisting of approximately 6,935 – 7,665 rentable square feet in Edinburg, TX within the following delineated area: Space must be located within the area bounded by or fronting on the following: Generally the city of Edinburg and the northern portions of McAllen, Pharr, San Juan and Alamo, Texas, more fully described as follows: Starting at the NW corner at the intersection of Moore Field Rd and FM 490; East on FM 490 to its intersection with Brushline Rd; South on Brushline Rd to its intersection with FM 2812; East on FM 2812 to its intersection with Val Verde Rd (FM 1423); South on Val Verde Rd (FM 1423) to its intersection with US Hwy 83 Business; West on US Hwy 83 Business to its intersection with US Hwy 281; North on US Hwy 281 to its intersection with W Bell Ave; West on W Bell Ave to its intersection with N Sugar Rd; North on N Sugar Rd to its intersection with W Polk Ave; West on W Polk Ave to its intersection with E Hackberry Ave; West on E Hackberry Ave to its intersection with McColl Rd; South on McColl Rd to its intersection with US Hwy 83 Business; East on US Hwy 83 Business to its intersection with Jackson Rd; South on Jackson Rd to it intersection with US Hwy 83; West on US Hwy 83 to its intersection with Main St; North on Main St to its intersection with US Hwy 83 Business; West on US Hwy 83 Business to its intersection with N Bicentennial Blvd; North on N Bicentennial Blvd to its intersection with W Hackberry Ave; West on W Hackberry Ave to its intersection with N 23rd St (FM 1926); North on N 23rd St (FM 1926) to its intersection with Buddy Owens Blvd (FM 1924); West on Buddy Owens Blvd (FM 1924) to its intersection with N Taylor Rd; North on N Taylor Rd to its intersection with Mile 6 N; West on Mile 6 N to its intersection with Inspiration Rd S; North on Inspiration Rd S to its intersection with FM 681; West on FM 681 to its intersection with Moore Field Rd; North on Moore Field Rd to start. The space is required for Sixteen Months (Twelve Months Firm) commencing August 17, 2009. Fully serviced leases are sought. The space should yield a maximum of 6,500 ANSI/BOMA usable square feet. Parking is required for three vehicles. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. Contiguous space located on one floor is preferred. Building must include a loading dock or acceptable alternative. Freight elevator or passenger elevator used for freight is required if space is above or below ground level. Elevator must be equipped to handle heavy loads and large enough to accommodate a standard pallet (48" x 40") without breaking down pallet. SUBMISSION REQUIREMENTS Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): • Building name/address; • Legal property description, recent survey, and property identification numbers (PIN); • Location of space in the building and date it will be available; • One-eighth inch scale drawing of space offered; • ANSI/BOMA defined office area/useable square feet (USF); • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included; • Common Area Factor used to determine the RSF; • Name, address, telephone number, and email address of authorized contact; • In cases where an agent is representing multiple ownership entities, written acknowledgement, and • Permission to represent multiple owners for the same submission AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative Travis Hicks.
