- Description
- The United States Government seeks to lease approximately 18,579 rentable square feet (RSF) yielding approximately 16,156 ANSI/BOMA Office Area Square Feet (previously usable) of contiguous office and related space for the Department of Justice in the Central Business District of Houston, TX. In addition this agency must co-locate with the Department of Homeland Security which requires approximately 2,035 rentable square feet (RSF) yielding approximately 1,770 ANSI/BOMA Office Area Square Feet of contiguous office and related space. Although the EOIR and OPLA must be co-located, each will be handled through a separate lease. Both leases must be fully serviced. Both spaces must be on the 2nd floor or higher. The anticipated term for both agencies is 10 years, 5 years firm. Estimated occupancy date is September 1, 2009. The Government requires a total of 16 secured parking space and daytime cleaning. Streets and public sidewalks must be well maintained. Public transportation must be available within two blocks of the space offered. Property must have the ability to create a central public access control point where visitors are required to pass through a screening area containing a guard(s), a magnetometer, and/or X-ray equipment. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to meet all current Federal/GSA/PBS, State, and Local codes and regulations including, but not limited to, fire and life safety, accessibility, OSHA, and seismic protection. Expressions of interest should include the following information at a minimum: •Building name/address; •Location of space in the building and date of availability; •ANSI/BOMA defined office area/usable square feet (USF); •Rentable Square Feet (RSF) offered and rental rate per square foot, including services, utilities, and tenant improvement allowance; •Name, address, telephone number, and email address of authorized contact; The Government is using a tenant broker to represent them in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the GSA or their authorized representative, Jones Lang LaSalle Americas, Inc.
