Description
REQUIREMENT: General Services Administration is interested in leasing approximately 18,938 rentable square feet of existing office/warehouse space, which will yield a minimum of 18,900 ANSI/BOMA Office Area (previously Usable) square feet. The space will be occupied by the U.S. Geological Survey’s Indianapolis Water Science Center. LEASE TERM: 10 years, 5 years firm term. UNIQUE REQUIREMENTS: Prospective offers will be considered if through a cost-benefit analysis the Government determines that it is economically advantageous to move. Factors taken into account in the cost-benefit analysis are the proposed rent for a fully-serviced lease and expenses associated with moving, telecommunications, and tenant improvements. Space must be contiguous and have potential for efficient layout in a professional Class B office setting with the ability to house a 2,400 square foot Lab area with separate HVAC and a heated warehouse area consisting of approximately 4,500 square feet with two grade level overhead doors. HVAC shall be zoned per 1,200 square foot areas with thermostats controlled by Government. A 15,000 square foot fenced wareyard is also required to accommodate parking for thirty (30) official Government owned vehicles and five (5) boats/utility trailers. Additionally, six (6) designated on site parking spaces are required for government officials and fifty two (52) reserved parking spaces are required for employee/visitor parking. The Government requires a fully serviced lease including all services, supplies, utilities, partitioning and tenant alterations. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate compliance with all current Federal/GSA/PBS, State, and local codes including but not limited to regulations for fire and life safety, ABAAS, OSHA, and seismic protection. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. The Government shall have access to the space 24 hours a day, 7 days a week, 365 days a year. LOCATION: Offered properties must be located within a five (5) mile perimeter outside the 465 Beltway and within a (1) one mile perimeter inside the 465 Beltway. OCCUPANCY: Occupancy is required on or before April 1, 2009. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. 2) One-eighth inch scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner.
