- REQUIREMENT: General Services Administration is interested in leasing approximately 21,000 rentable square feet of space to produce between 18,000 and 19,500 ANSI BOMA office area square feet of space. The space will be occupied by Department of Homeland Security, Customs and Border Protection, Internal Affairs. LEASE TERM: 20 years; 10 years firm term. UNIQUE REQUIREMENTS: Space offered must be contiguous on one or two floors and must have potential for an efficient layout. Offered buildings must have a minimum 30-foot setback with a preference for a 50-foot setback, from any vehicular traffic including visitor or non-secured parking. Space should be located in a prime commercial office district with attractive, professional surroundings; or in an office, research, technology or business park with a campus-like atmosphere; or on an attractively landscaped site containing one or more modern office buildings that are professional in appearance. The space, when occupied, shall conform to Interagency Security Committee Guidelines for Level III. The Government requires a fully serviced lease including a total of 22 onsite reserved parking spaces with the ability to increase to 35 reserved parking spaces during the term. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall not be located within a base (100-year) flood plain or wetland unless the Government has determined it to be the only practicable alternative. Space must be fully handicapped accessible. LOCATION: Space must be located in El Paso, Texas within the area bounded by the following: NORTH: I-10 to Mesa Street to I-10 EAST: Intersection of I-10 and Union Pacific Railroad to N. Loop Drive to Delta Drive to Fonseca Drive to Loop 375 SOUTH: Loop 375 WEST: US 85 to I-10 EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1)Building name and address for existing space. 2)One-eighth inch scale drawing of existing space offered – including square footage and method of measurement used to determine rentable square feet. 3)For unimproved sites provide specific location. 4)For unimproved sites provide site plan and location map. 5)For unimproved sites provide total available acreage and proposed acreage. 6)Name, address, and telephone number of individual to be contacted. 7)Evidence of authority to represent the owner.
