Description
REQUIREMENT: The General Services Administration seeks to lease space consisting of approximately 12,311 rentable square feet yielding 10,365 ANSI/BOMA usable square feet of office and related space. Space offered must be contiguous. Space must be located in a prime commercial office district with attractive, prestigious surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Subleases are not acceptable DELINEATED AREA: Space must be located within the following boundaries: North: Three Rivers Rd past Wolverine Dr. thence southeast continuing diagonally through the intersection of US 190 and Holly Crest Blvd. thence southeast through intersection of 4th Street and George Wheat Rd. continuing southeast through intersection of I-59 and Strain Rd, crossing Hwy 1088, crossing Hwy 434 to the intersection of Dixie ranch Road and Firetower Rd. South: I-12 East: Dixie Ranch Road where it intersects with I-12 and Firetower Rd. West: Three Rivers Rd where it intersects with I-12 REQUIRED: On-site parking for 62 vehicles is required, 31 parking spaces in rear for employees and 31 spaces in front for visitors. Public transportation is required within 2 blocks. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. There is a 20 foot setback requirement for new construction and existing buildings. The 20-foot setback needs to be from the façade of the building to the nearest point accessible by a vehicle or the curb. The facility must be professional in appearance, well maintained, of modern design, and of sound and substantial construction. The space shall be located in a professional office setting and not within close proximity to residential areas, railroad tracks, busy intersections or one-way access roads. LEASE TERM: Term is for fifteen (15) years/ ten (10) years firm. Proposed occupancy date is January 1, 2010. In all correspondence include the following: 1) Name, address and telephone number of the individual offering and to be contacted; 2) Any information regarding influences unique to the site or building that may affect the occupancy; and 3) Incentives and inducements such as tenant improvement allowances, lessor provided enhancements, etc. Interested parties may submit pertinent information by October 20, 2008.
