- UNITED STATES GOVERNMENT Seeks Sources for Leased Office and Related Space Requirement: United States Government is seeking to lease a build to suit office and related space consisting of approximately 61,545 square feet of rentable space and 19 on-site parking spaces. Rentable space must yield 53,517 to 56,193 BOMA usable square feet available for use by Tenant for personnel, furnishings, and equipment. LOCATION: The site must be located within the following boundaries of North Charleston, SC. West: Muirfield Pkwy and Ashley River Rd intersection to Bees Ferry Rd to Glenn McConnell Pkwy South: Glenn McConnell Pkwy becomes Paul Cantrell Blvd to Highway 61 to Highway 7 East: Highway 7 to Spruill Ave to E. Montague Ave to N. Rhett Ave to I-526 North: I-526 to International Blvd to Michaux Pkwy to Muirfield Pkwy and Ashley River Rd intersection Sites must be of sufficient size and configuration to accommodate the Government’s Requirements without modification. The Government’s requirements require a level building pad. Sites offered must be capable of being graded to achieve the necessary topography without delaying the project schedule. All portions of the building footprint must be setback at least 50 feet from the adjacent property lines, assumed property lines, and right-of-way boundaries for security purposes. For purposes of determining setbacks, “assumed property lines” occur along lines placed equidistant between existing buildings (if any) on the site and the building footprint. Sites must have sewer and water allocation capacity sufficient to serve 65,000 gross feet office space and 150 Tenant Agency employees and meet all applicable Federal, state, and local requirements. Offered sites must be adequately zoned and/or master planned to accommodate the requirement. The Government cannot be located within a FEMA 100-year or 500 year floodplain. The site is to be located in attractive, prestigious, and professional surroundings. Streets and sidewalks must be well maintained. Existing adjacent uses must be compatible with and/or similar office space. Compatible neighborhood uses include: •an office or light-industrial district with a prevalence of modern design and/or tasteful rehabilitation in modern use. •an office, research, technology, or business park that is modern in design with a campus-like atmosphere. The site must not have adjacent land uses that affect the ability of the Tenant Agency to perform its mission. Locations near Correctional Facilities, Drug Clinics, Half-way Houses, or other similar uses will not be considered for this procurement. The site must not be located within 1,000 linear feet of an existing residential neighborhood or school. The site must be accessible within five (5) driveable miles of an existing interstate highway or freeway. A freeway is defined as a major highway with full control of vehicular access and with no crossings at grade. The distance will be measured along the center line of the connecting road(s) from the primary vehicular entrance at the offered site boundary and ending at the center line of the interstate highway or freeway. LEASE TERM: The lease term will be for 20 years, 10 years firm. OCCUPANCY: Space must be ready for occupancy no later than June 2011. EXPRESSIONS OF INTEREST: Expressions of interest should be submitted in writing to the following address by 12:00p.m. October 30, 2008 and shall include the Site Name and Address.
