Description
OFFICE SPACE WANTED BY THE U.S. GOVERNMENT Contracting Office Address: General Services Administration, Public Buildings Service (PBS), Real Estate Division (9PEC), 450 Golden Gate Avenue, 3rd Floor East, San Francisco, CA, 94102. REQUIREMENT: The General Services Administration, on behalf of INTERNAL REVENUE SERVICE, desires to lease between 5,484 and 5,733 rentable square feet with a minimum of 4,985 ANSI/BOMA (previously usable) square feet. The office space should be Class A, fully- serviced, and related space, together with two (2) secured parking spaces within the same block as the offered Building. The office space must be contiguous. The site must be located within the area bounded by: NORTH: Riggin Avenue and St. John’s Parkway EAST: Ben Maddox Way SOUTH: Walnut Avenue WEST: Akers Street LEASE TERM: 15 years, 10 years firm. OCCUPANCY: Occupancy is required no later than June 08, 2010. STANDARD CONDITIONS AND REQUIREMENTS: The space offered must be fully-serviced and must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA-PBS, State, and local codes and regulations including but not limited to fire and life safety, contained asbestos, accessibility (Architectural Barriers Act Accessibility Standard (ABAAS) compliant or, if not, landlord must be willing to make the building fully ABAAS compliant), OSHA, seismic protection, and not located in a flood plain. The space shall be free of other hazardous materials according to applicable Federal, State, and local environmental regulations. Additionally, the building must conform to Life Safety Performance Level of ICSSC RP 6. Further, the space must be altered to meet the Government’s requirements. Expressions of interest should be submitted to the following person and address in writing by mail, or e-mail, and should provide all of the following information: 1. Building name and address. 2. Rentable and usable square feet offered, including floorplate size and floorplan. 3. Method of measurement used to determine rentable square footage. 4. Common Area Factor (load factor) for available space. Responses must be received not later than 4:00 p.m. P.S.T., Friday, December 05, 2008.
