- Description:The Department of Veterans Affairs is seeking to lease 13,910 net usable square feet of office space. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code. The space needs to be contiguous; however, there is a media storage room (750 sq. ft.) that may be located on grade or below. The building must meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. The property shall include five (5) parking spaces adjacent to the building. The building and parking area must be fully accessible meeting all requirements of Architectural Barriers Act Accessibility Standards (ABAAS). Location: Arlington, VA The space must be located within the following delineated area: Northern Boundary:12th Street South Southern Boundary:23rd Street South Western Boundary:US Route 1 (Jefferson Davis Highway) Eastern Boundary:Crystal Drive Offerors must provide evidence that properties are outside the 100-year flood plain. Lease Term: 10 years firm as a full service lease. Availability: The estimated occupancy date is Spring 2009. EXPRESSIONS SHOULD INCLUDE THE FOLLOWING INFORMATION AND MUST BE RECEIVED IN WRITING NO LATER THAN DECEMBER 15, 2008. 1. Building name or development site, address, age of building and owner. 2. Total net usable square feet, existing or proposed. 3. Rental rate 4. Scaled building plans and site drawings, which detail the number of parking spaces. Note: The government will pay no more than the appraised fair market rental value for space.
