- REQUIREMENT: The General Services Administration is seeking to lease 6,935 RSF – 7,665 RSF rentable square feet which should yield 6,200 USF – 6,500 USF usable square feet of contiguous office or related space for the Census Bureau in Jacksonville together with three (3) on-site, reserved parking spaces. The space must be within the delineated area described below. LOCATION: The area in Jacksonville, Florida within the following boundaries or county, to be located in Congressional District 3: Within Duval County. Portion of the city of Jacksonville, within Congressional District 03. Beginning in the NE corner of the AOC, from US Hwy 17, follow State Hwy 9A West to State Hwy 115, follow south to State Hwy 104, west to I -295, follow I-295 south to US Hwy 23 to Ribault River and continue west and south on Six Mile Creek, south on Ellis Rd, west on Ramona Blvd, follow Cedar River south, south on Lane Ave, east on San Juan Ave, north on Lake Shore Blvd, follow Lenox Ave northeast to I-10, east on I-10 to St Johns River, which serves as the eastern border following north to Trout River until it intersects with I-95, follow I-95 north to Dunn Ave, east to US Hwy 17 and continue northeast to close out the AOC at State Hwy 9A. REQUIRED: The space must be contiguous and located on one floor in commercial, retail or industrial/flex space. The building should have a loading dock, forklift accessibility, or adequate alternative for deliveries. Lease should be “Full Service”; all services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Space must be ready for occupancy August 17, 2009. Regularly scheduled public transportation and/or employee parking within three (3) blocks sufficient to cover commuting and visitor needs should be available. A variety of inexpensive, and moderately priced fast food and/or eat-in restaurants within three blocks, and other employee services such as retail shops, cleaners, banks, etc. should be available within one-half (1/2) mile. Buildings offered must be of sound and substantial construction of the type generally recognized as modern office-type buildings having fully adequate means of ingress and egress, must fully meet the Architectural Barriers Act Accessibility Standard (ABAAS) or capable of being altered to meet ABAAS. The building must also conform to current seismic requirements. LEASE TERM: Term is 16 months, 12 months firm.
