- Description
- The United States Government seeks to lease class ‘A’ contiguous office space. The space offered must consist of approximately 22,696 rentable square feet in Tucson, AZ. The space should yield 19,736 ANSI/BOMA usable square feet. The Government will require four (4) onsite, reserved, secure parking spaces. Satisfactory public transportation must be available within 1/8 mile of the space offered. 86 parking spaces must be onsite or commercially available within 1/8 mile of the building’s public entrance. Building must maintain a twenty (20) foot setback from any public vehicular area. Offers of new construction must obtain LEED Silver certification for New Construction (LEED-NC). Existing buildings must obtain LEED certification for Commercial Interiors. (LEED-CI) The building façade of the following structures shall not be permitted within 300 linear feet of the USCIS customer entrance: childcare center, primary and secondary educational facilities, public parks and playgrounds; residential uses. The proposed space must be located within Tucson as defined by the following boundaries. Buildings which face and have street addresses on the boundary streets are deemed to be within the delineated area. North: Speedway Blvd South: Valencia Rd East: Alvernon Way West: Mission Road to Grande Ave The proposed lease is for fifteen (15) years, ten (10) years firm, and should be fully serviced. Space must be ready for occupancy no later than 18 months after lease award. The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABBAS) Requirements. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building’s ownership.
