Description
Market Survey Form must accompany response The United States Government is conducting a competition for 52,606 rentable square feet of warehouse/ office and related space and will relocate if a consideration of the economics involved and other factors are supportive. The BOMA/ANSI Office Area Square Footage must yield a minimum of 45,547 to 47,824 square feet of contiguous office and related space including 20 surfaced parking spaces in the Aiea, Hawaii for use by the FEMA for personnel, furnishings, and equipment. 1,500 ABOA of the total shall be dedicated to office use. The cost of relocation including the replacement of furniture, telecommunications, tenant improvements, and above standard alterations as well as agency mission and other factors will be considered. The warehouse space must meet the following minimum requirements: -Floor drain in motor pool area (or allow as Tenant Improvement) -30 foot ceilings -Conditioned space of approximately 18,000usf and tempered/vented space of approximately 24,000usf. -IDS, CCTV, and Acess Control (or allow as Tenant Improvement) -A portion of the storage area must be fenced off for security of pharmaceutical equipment. -A DEA approved vault -Antenna (or allow as Tenant Improvement) -Building must be located outside a flood plain, be rated to withstand Category 3 typhoon winds, be able to withstand a 6.0 earthquake, and backup power capability with supporting a 100 gallon fuel tank (or allow as Tenant Improement). The space must meet or be capable of being altered to meet the Government's requirements for accessibility and seismic safety and not be located in a flood plain. Offers for new construction will require the building to be set back from the street. There should be, as determined by the GSA Contracting Officer, adequate public parking, public transportation, eating facilities, and other services such as retail shops, banks, and cleaners in the area. Offers must be submitted by owner(s) or by authorized representatives of the owner(s) only. LEASE TERM: 10 years, 5 years firm. OCCUPANCY: Space must be ready for occupancy by October 1, 2010. SPACE IS TO BE LOCATED WITHIN THE FOLLOWING DELINEATED AREA: North: H1 TO H3 HORIZONTIALLY AND INCLUDING AIEA AND KALIHI-PALAMA. South: H1 TO AEOLE STREET TO LAGOON DRIVE TO H1 TO NIMITZ HWY TO SAND ISLAND ACCESS ROAD TO AUKIKI STREET TO LIBBY STREET TO NIMITZ HWY TO KALIHI STREET. East: H3 TO 78 TO 63 TO KALIHI STREET. West: H1 TO 99 TO 92. EXPRESSION OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1)Completed Market Survey Form including pictures (embedded in document) 2)Building name and Address 3)Name, address and telephone number of the individual to be contacted. 4)Rentable square feet and rentable rate per square feet 5)Method of Measurement used to determine rentable square foot 6)Any information regarding topography or other influences unique to the site that may affect the layout of the proposed space. 7)Incentives and inducements such as tenant improvement allowances, lessor provided improvements, parking, etc. In all correspondence, please refer to Project Number 9HI2058.
