- Interested Party information The Government has a requirement to lease approximately 10,828 rentable sq.ft. yielding 9,416 ANSI/BOMA Office Area sq.ft. of fully serviced office (to be provided as part of the rental consideration) and related space in an existing building in Greensboro, NC. This space is required no later than October 1, 2011. The lease term is for fifteen years (15 years), ten (10) years firm. GSA may terminate this lease in whole or in part after the firm term on sixty (60) days' written notice to the Lessor. Buildings which face and have street addresses on the boundary streets are deemed to be within the delineated area: North: Joseph Bryan Blvd/N. Holden Road/W. Cone Blvd.; East: N. O'Henry Blvd/I-29; South: Skeet Club Road/ W. Wendover Avenue/I-40; West: NC Highway 68S/W. Market Street/Sandy Ridge Road/Johnson Street. First consideration will be given to the CBD. Unique Requirements Overview: The Government Tenant Agency requirement is for contiguous space ideally on a second floor or higher for maximum operational needs. Space on first floor will be considered only when no other space is available. Space requiring ramps inside the offered space will not be considered. Column size will not exceed 2 feet square; will be a minimum of 20 feet from all interior walls; and will be separated by a minimum of 20 feet (measured on-center). Location shall embody a professional office image. The Government reserves the right to reject space adjacent to or in the immediate vicinity of railroad tracks, industrial/warehouse sites, hazardous material storage facilities day care, schools hospitals religious centers, etc. Public transportation must be identified and available within a three (3) block radius. The Agency requires 15 reserved parking spaces. Facilities that provide underground parking should have access control to tenants only. A 20' stand-off distance shall apply. The Government reserves the right to require security guards (may be furnished by the Gov't). Security clearances will apply. Security, fire, safety, and ADA Accessibility requirements will also apply to Government Requirements for acceptability. No sub-leases. Please respond not later than February 12, 2010 to Gwen E.
