- Description
- REQUIREMENT: The United States Government seeks to lease approximately 115,000 Rentable Square Feet of warehouse space, yielding a minimum of 85,000 usable square feet (USF) to a maximum of 105,000 USF, plus 5,000 USF of office space, in Laredo, TX. The proposed lease is for 15 years, 10 years firm and shall be fully serviced. Subleases are not acceptable. The facility must be professional in appearance, well maintained, of modern design, and of sound and substantial construction. The space shall not be located within a 100-year floodplain or wetland unless the Government has determined it to be the only practicable alternative. The requested space must be fully serviced, and in a building capable of being altered to meet the Government's needs and security requirements as well as the Government's requirements for fire/life safety and handicap accessibility. UNIQUE REQUIREMENTS: The Government requires a minimum of 12 dock high doors capable of accommodating 53-foot tractor trailers. Space may be offered in up to two neighboring buildings, but only single tenant facilities will be considered. The minimum ceiling height in the warehouse must be 24 feet. DELINEATED AREA: Space shall be located within the city limits of Laredo, TX. Convenient highway access is preferred Expressions of interest should include the following: 1. Building name and address. 2. One-eighth scale drawing of space offered and site plan. 3. Confirm BOMA method of measurement, usable yield for available space by floor, and building common area factor. 4. Name, address, and telephone number of individual to be contacted. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Authorized contacts: In no event shall the offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of the GSA.
