- OFFICE SPACE WANTED BY THE U.S. GOVERNMENT Contracting Office Address: General Services Administration, Public Buildings Service (PBS), Real Estate Acquisition Division, San Francisco Branch, (9PRC), 450 Golden Gate Avenue, 3rd Floor East, San Francisco, CA, 94102 REQUIREMENT: The General Services Administration, on behalf of National Labor Relations Board - Department of Judges, National Labor Relations Board - Regional Office, and Federal Energy Regulatory Commission, desires to lease approximately 31,120 rentable square feet, which shall yield a minimum of 26,221 ANSI/BOMA square feet (previously usable), to a maximum of 28,843 ANSI/BOMA square feet together with 4 secured parking spaces to be located on-site (preferred) or within 2 blocks of the offered property. The office space for National Labor Relations Board - Regional Office must yield a minimum of 12,360 ANSI/BOMA square feet to a maximum of 13,596 ANSI/BOMA square feet. The office space for National Labor Relations Board - Department of Judges must yield a minimum of 6,510 ANSI/BOMA square feet to a maximum of 7,161 ANSI/BOMA square feet. The office space for Federal Energy Regulatory Commission must yield a minimum of 7,351 ANSI/BOMA square feet to a maximum of 8,086 ANSI/BOMA square feet. All of the total space required must be on the second floor or higher and the National Labor Relations Board - Regional Office and National Labor Relations Board - Department of Judges must be located on separate floors. The site must be located within the Central Business District of San Francisco, within the area bounded by the Embarcadero, Stockton, Bush, Franklin extended to the corner of Mission and Otis, Highway 101, and Harrison. LEASE TERM: 10 years, 5 years firm. The Government shall have the right to terminate the lease, entirely or in part, after the firm term on 120 days written notice to the Lessor. OCCUPANCY: Occupancy is required no later than August 1, 2011. STANDARD CONDITIONS AND REQUIREMENTS: Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA-PBS, State, and local codes and regulations including but not limited to fire and life safety, contained asbestos, accessibility (Architectural Barriers Act Accessibility Standard(ABAAS) compliant or, if not, landlord must be willing to make the building fully ABAAS compliant), OSHA, seismic protection, and not located in a flood plain. Expressions of interest should be submitted in writing, via e-mail, or via fax, and should provide all of the following information: 1. Building name and address. 2. Rentable and usable square feet offered, including floorplate sizes and floorplans. 3. Method of measurement used to determine rentable square footage. 4. Common Area Factor (load factor) for available space.
