Description
U.S. GOVERNMENT WANTS TO LEASE OFFICE SPACE IN PORT ISABEL, TEXAS (SFO #9TX2804) REQUIREMENT: General Services Administration is interested in leasing approximately 9,550 rentable square feet of space which will yield a minimum of 8,300 ANSI/BOMA office area square feet to a maximum of 8,700 ANSI/BOMA office area square feet of space. The space will be occupied by Department of Homeland Security, Customs and Border Protection. LEASE TERM: 10 years; 5 years firm term. UNIQUE REQUIREMENTS: Office and related space must be contiguous and on one level without being split by a public corridor. First floor space is required. The Government requires a fully serviced lease including a total of 40 on-site parking spaces consisting of: 28 spaces for government vehicles; 2 spaces for large government vehicles; 8 spaces for four large boat/supply trailers; and 2 spaces for other employee vehicles. The building and parking areas should provide acceptable access including adequate turning radius for large vehicles with trailers. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. Space shall conform to GSA requirements for fire and life safety; and shall be ABAAS compliant and asbestos-free. The building and parking must be accessible to government personnel 24 hours per day, seven days per week. Occupancy is required no later than April 1, 2011. LOCATION: Space must be located within the city limits of Port Isabel, Texas. The location must provide line of sight from the building to 2 dedicated boat slips and 1 boat dock. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1)Building name and address for existing space. 2)One-eighth inch scale drawing of existing space offered – including square footage and method of measurement used to determine rentable square feet. 3)Name, address, and telephone number of individual to be contacted. 4)Evidence of authority to represent the owner. AUTHORIZED CONTACTS: In no event shall the offer enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of General Services Administration (GSA) or their authorized representative.
