Description
UNITED STATES GOVERNMENT SEEKS TO LEASE OFFICE SPACE IN COLUMBUS, OH The United States Government seeks to lease modern office space in Columbus, OH. The space offered must consist of approximately 45,437 rentable square feet yielding a minimum of 39,510 ANSI/BOMA usable square feet. On-site reserved parking is required for 60 official vehicles with an additional 10 spaces for oversized vehicles. An additional 5 parking spaces are to be provided over the lease term. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as modern with the ability to demonstrate compliance with all current Federal/GSA/PBS, State, and local codes including, but not limited to, regulations for fire and life safety, ABAAS accessibility, OSHA, and seismic protection. LEASE TERM: The proposed lease is for fifteen (15) years, ten (10) years firm. REQUIREMENTS: 1. 50 feet of setback is preferred. •2. Office space must be contiguous and have potential for efficient layout, and be located in a professional office setting. Ground floor space is not acceptable. •3. Location must not be in the immediate vicinity of any potential environmental threats such as fuel storage areas, gas stations, chemical manufacturing facilities, etc., as well as Railroad Lines transporting hazardous material. •4. Ability to place roof antennae. •5. Strip retail locations will not be considered. •6. Facilities that provide underground parking should have access controlled parking restricted to building tenants only. Facilities that provide open/general public parking below the facility will not be considered. •7. The location should provide regularly scheduled public transportation and employee parking within a 2 block walking distance of the offered building with pedestrian signaled sidewalks. •8. The government requires a fully serviced lease. •9. Space shall not be located within a (100-year) flood plain or wetland. •10. The Government shall have access to the space 24 hours a day, 365 days a year. •11. Offered space must be 100% sprinklered as well as the path of egress from the occupied space. •12. Floor load must be capable of supporting 850-1,000 lb. safes. DELINEATED AREA: The proposed space must be located within the City Limits of Columbus, OH, giving preference to the Central Business District. Specific street boundaries are as follows: North: Polarf Parkway South: London Grove Port Rd. East: Reynoldsburg/New Albany Rd. West: Alten Darby Rd. OCCUPANCY DATE: Occupancy is required on or before December 2011. OWNERS/AGENTS: All expressions of interest submitted by building owners or their broker/agents must be accompanied by the following: •1. Building name and address •2. Square footage offered •3. One-eighth or ¼" inch scale PDF drawing of the floor offered including the space offered, stairwells and elevators. •4. Method of Measurement used to determine rentable square feet. •5. FEMA map showing the property location in relation to Flood and Earthquake zones. •6. Evidence of authorization to represent the buildings ownership. •7. Name, address and telephone number of individual to be contacted.
