Description
United States Government Seeks Leased Office Space In GREENVILLE, SC U.S. GOVERNMENT SEEKS TO LEASE APPROXIMATELY 34,454 Rentable Square Feet yielding 29,960 ANSI/BOMA OFFICE AREA SQUARE FEET OF OFFICE SPACE IN THE GREENVILLE AREA AS HEREINAFTER DESCRIBED. Only existing buildings and/or buildings currently under construction (speculative construction) will be considered. Built to suit construction will not be considered. Requirement is for a federal law enforcement agency in Greenville, SC. A twenty foot "standoff" (with physical barrier between public vehicular access) is preferred. A minimum of twenty-two (22) secure, surface parking spaces for Government vehicles are required at no additional cost. Public transportation is required within several blocks of the space. The proposed space cannot be located in close proximity of schools, daycare centers, residential concentration, hotels, or areas of high civilian activity or vulnerability. Solicited space is to be occupied by federal law enforcement facility and an inconspicuous and isolated operation is required for detainee transportation and processing in order to ensure security and public safety. As such, the following requirements apply to the solicitation. 1) Site must accommodate a 52' bus with adequate turn radius and multiple means of ingress/egress and an adjoining 'sallyport' that will enclose bus an operations 2) A minimum of 10,000 rentable square feet offered must be on the 1st floor. 3) The offered building must have the capacity for a dedicated enclosed entry into the Government space from 'sallyport' area. There should be no public access or visibility into detainee processing, offloading, or transport areas of building. 4) If the offered building has multiple tenants, then a dedicated secure elevator to the Government space is required. 5) Space must be contiguous adjacently or on no more than three contiguous floors. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety and Handicapped Accessibility. Subleases are not acceptable. The proposed space must be located within the following delineated area: North : From the intersection of route 14 and Hammett Bridge Road, heading west on Hammett Bridge Road as it turns into Old Spartanburg Road then as it turns into East North Street to East Park Avenue and then south on North Church Street ending at current office location of 301 North Main Street. South : From current office location of 301 North Main Street to South Church Street to intersection with Augusta Street. Southeast : along Augusta Street to intersection of interstate 85. Northeast : along Interstate 85 to interstate 385 East: on interstate 385 to Butler Road. North: on Bulter Road to Woodruff Road East: on Woodruff Road to route 14. North: on route 14 to interstate 85 then interstate 85 to route 101. West: along route 101 to Dobson Shed Road South: on Dobson Shed Road to route 14 Northwest: on route 14 to intersection of route 14 and Hammett Bridge Road. The proposed lease is for fifteen (15) years, fifteen (15) years firm, and must be fully serviced. Space must be ready for occupancy no later than December, 2010. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, CB Richard Ellis.
