- REQUIREMENT: The U.S. Government seeks to lease approximately 74,750 Rentable Square Feet to yield at least 65,000 ANSI/BOMA office area square feet (ABOASF) for use by tenant for personnel, furnishings, and equipment. Additionally, two hundred forty (240) surface parking spaces are required to accommodate fleet vehicles, employee, and visitor parking. Proposed premises that provide contiguous space, either on one floor or vertically, are preferred; however, proposed space that can provide 30,000 ABOASF and 35,000 ABOASF between adjacent buildings or buildings within the same office complex will also be considered. Regularly scheduled public transportation must be available with transit stops located within 200 feet of the building. Buildings offered must provide adequate means of ingress and egress; must meet requirements of the Architectural Barriers Act Accessibility Standard (ABAAS) for the handicapped, NFPA fire protection and life safety standards; and must be altered to meet the tenant agency's unique specifications and be fully-serviced. Daytime custodial services between the hours of 8:30 AM and 4:30 PM will be required. Space offered must have potential for efficient layout and be ready for occupancy no later than year-end 2011. Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. LEASE TERM: Lease term is fifteen (15) years, ten (10) years firm. Renewal option(s) may be requested. LOCATION: Area of consideration is specifically within the following boundaries: Windsor Mill Road on the North; Route 70 on the South; Woodlawn Drive on the East; and, North Rolling Road on the West. EXPRESSIONS OF INTEREST: If you desire to submit a location for consideration, please forward information by 5:00 PM EDT, Thursday, April 1, 2010. Expressions of interest should include building name and address, 1/8 inch scale drawing or AutoCAD of space offered, rentable square feet offered and rentable rate per square foot (specifying services and utilities included), and contact information for owner or authorized agent.
