- U.S. GOVERNMENT WANTS TO LEASE SPACE IN BELLE FOURCHE, SOUTH DAKOTA (SFO#8SD2116) REQUIREMENT: General Services Administration is interested in leasing a total of 10,500 rentable square feet of office, warehouse and related space, in either a new or existing building, which will yield 10,200 ANSI/BOMA office area square feet. The space will consist of approximately 5,670 ABOA square feet of office space, 4,530 ABOA square feet of warehouse space and 32,000 square feet of wareyard space. The space will be occupied by Bureau of Land Management. LEASE TERM: 20 years; 15 years firm term. UNIQUE REQUIREMENTS: Office and warehouse space must be contiguous and on one level, except where loft area is specified, without being split by a public corridor. First floor space is required. The warehouse area requires a minimum clear ceiling height of 16’ for equipment bays (1,800 ABOA square feet), and sufficient clear ceiling height in the remainder of the warehouse area to accommodate warehouse space and loft areas, estimated to be a minimum of 20-feet. Clear span excluding columns or supports is preferred. If columns are necessary, they must be a minimum of 30-feet on center. The warehouse must include two (2) grade-level, overhead doors with a minimum clearance of 12’ x 12’. Heating and ventilation in the warehouse area must be capable of maintaining a temperature of 55 degrees F. The wareyard area must be adjacent to the warehouse and shall be paved. The Government requires a fully serviced lease including twenty-nine (29) on site parking spaces for employees and nine (9) on site parking spaces for visitors. All services, supplies, utilities, partitioning and tenant alterations are desired as part of the rental consideration. New construction will require a 20-foot setback from any vehicular traffic including parking areas. Space shall conform to GSA requirements for fire and life safety; and shall be ABAAS compliant and asbestos abated. The building and parking must be accessible to government personnel 24 hours per day, seven days per week. LEED Gold level certification is required. LOCATION: Offered properties must be located in within the city limits of Belle Fourche, South Dakota. Properties within a one mile radius outside the city limits may be considered provided they are serviced by city utilities. Property must have direct or immediate access to Highway 85, 212, or 34. Space shall not be located within a base (100-year) flood plain or wetland. OCCUPANCY: Occupancy is required on or before August 1, 2011. EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. For unimproved sites provide specific location. 2) One-eighth inch scale drawing of space offered. For unimproved sites provide site plan and location map. 3) Square footage offered. For unimproved sites provide total available acreage and proposed acreage. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner.
