Description
OFFICE SPACE WANTED BY THE U.S. GOVERNMENT Contracting Office Address: General Services Administration, Public Buildings Service (PBS), San Francisco Real Estate Acquisition Division, (9PRC), 450 Golden Gate Avenue, 3rd Floor East, San Francisco, CA, 94102 REQUIREMENT : The General Services Administration, on behalf of the Social Security Administration, desires to lease approximately 19,160 rentable square feet, which shall yield a minimum of 16,661 ANSI/BOMA square feet (previously usable), with 2 parking spaces. The office space should be fully serviced, and must be contiguous. The site should be located inside the Central Business District of San Jose, within the area bounded by: LOCATION: NORTH: Coleman Avenue / Julian Street / St. James Street EAST: 4 th Street and Civic Center Plaza (Civic Center Plaza area bounded by East St. John's Street to the north, 7 th Street to the east and San Fernando Street to the South) SOUTH: Hwy 280 WEST: United Pacific Railroad / Stockton Avenue / West Taylor Street LEASE TERM: 15 years, 10 years firm. The Government shall have the right to terminate the lease, entirely or in part, after the firm term on 120 days written notice to the Lessor. OCCUPANCY: Occupancy is required no later than December 5 th, 2011. STANDARD CONDITIONS AND REQUIREMENTS: Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/GSA-PBS, State, and local codes and regulations including but not limited to fire and life safety, contained asbestos, accessibility (Architectural Barriers Act Accessibility Standard(ABAAS) compliant or, if not, landlord must be willing to make the building fully ABAAS compliant), OSHA, seismic protection, and not located in a flood plain. Expressions of interest should be submitted to the following person and address in writing, via e-mail, or via fax, and should provide all of the following information: 1. Building name and address. 2. Rentable and usable square feet offered, including floorplate size and floorplan. 3. Method of measurement used to determine rentable square footage. 4. Common Area Factor (load factor) for available space.
