Description
The US Department of Agriculture currently occupies office and related space in a building under lease in Natchez, Mississippi, that will be expiring. The Government is seeking to lease approximately 6,534 contiguous rentable square feet of space and 35 parking spaces. The rentable square feet of space shall yield a minimum of 6,534 contiguous ANSI/BOMA office area square feet (OASF). The lease term requirement is for 5 years, with a 5 year renewal option. The space must be available for occupancy by October 1, 2010. The delineated area is: North: by a section of Cemetery Road, an un-named tributary, Cemetery Bayou, a section of Pine Ridge Road, Homewood Park subdivision, Illinois Central Gulf Railroad, St. Catherine Creek, Morgantown Road, Oakland Drive and Old Plantation road. East: by Melvin Bayou, St. Catherine Creek, Hurricane Bayou and Trinity Episcopal Church property. South: by Hills subdivision, Ashland Pipe Line Co, Natchez-Adams County Higher Education Inc. property, Beltline Hwy, St. Catherine Creek, Spanish Bayou, Point Plantation Crossroad, Southside subdivision, Dunkerron subdivision, Lower Woodville Road, Beverly Drive, Beverly Hills subdivision, Gloucester tract, Flora Merry Estate and Cargill Road. West: by Old Providence Road, Lewis Road, original lower city limits of Natchez and live thalweg of the Mississippi River. Other applicable requirements to be considered: • Safety: safety characteristics of the proposed space such as fire safety, structural safety of the building, presence of environmental contaminates and other safety related factors that affect employees and visitors; • Location: proximity to the center of producer activity, accessibility to primary, hard-surfaced roads, and the suitability of the location for a County Office; • Quality/Physical Characteristics: quality of building design, materials, maintenance, ground maintenance. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure and non-productive agency downtime. • Building name and address and location of the available space within the building; • Rentable square feet available and expected rental rate per rentable square foot, fully serviced, must indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any; • Date of space availability; • Method of rentable space measurement; • Building ownership information; • Amount of parking available on-site and its costs; include whether expected rental rate includes the cost of required Government parking. • Energy efficiency and renewable energy features existing within the building; • List of building services provided. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement.
