- DEPARTMENT OF VETERANS AFFAIRS (VA) DESIRES TO ACQUIRE SPACE IN HONOLULU, CALIFORNIA FOR RESEARCH FACILITY The VA desires to lease Office space for a Research Facility in Honolulu, HI, to accommodate a minimum of 8,500 rentable square feet yielding a minimum of 8,000 ANSI/BOMA Office Area square feet, along with four (4) reserved parking spaces to for Government use. The space must be contiguous and built to VA specifications. It must be zoned for the intended use, and provide on-site parking as above, and meet local code. To be considered, the site must be within or bounded by the delineated area as follows (both sides of the street will be considered), and must be within a half mile of an existing medical facility which provides emergency, pharmacy, lab and radiology services, and eating establishments. North: Moanalua Freeway West: Elliot Street South: Ualena Street East: Lagoon Drive The lease will be for a term of ten (10) years firm, with a (five) year option. The space offered will provide a new research facility for the VA. Special consideration will be given for sites on or in close proximity to Tripler Hospital. Evidence of proper zoning and city approval shall also be provided. Occupancy is required as soon as possible. Offerors must provide evidence that offered properties are outside the 100 year flood plain, In addition, clinic facility and grounds and landscaping must comply VA seismic and ADAAG requirements. Brokers or legal representatives must show written acknowledgement and permission to represent the property. Property owners and developers must provide written proof of ownership or control of the property at the time of submission of initial bids. A market survey of offered properties will be conducted by VA staff and broker consultant. Interested offerors (owners, developers, brokers, or their legal representatives) should submit information concerning their properties to Carpenter/Robbins Commercial Real Estate Inc., by mail, fax, or e-mail no later than 5:00 p.m. Pacific time on Thursday, May 27, 2010 with one original copy to the following: Carpenter/Robbins Commercial Real Estate Inc.
