DESCRIPTION: The General Services Administration (GSA), is interested in leasing approximately 13,093 rentable square feet of contiguous office space yielding a minimum of 11,385 ANSI/BOMA Office Area square feet (previously usable). First floor, contiguous space is required. GSA requires four (4) reserved parking spaces for use by Government employees. Visitor and employee parking must meet at least the minimum code requirements of the local jurisdiction. Ingress/egress to the building must come from more than one driveway. Buildings or proposed sites must be within one-quarter mile of public transportation. Moderately priced eateries and other employee services must be located within one-quarter mile of the site. TENANT: Social Security Administration (SSA) LOCATION: Offered properties shall be located within the following delineated areas of El Centro, California: North: Cruichshank Drive East: Railroad Tracks South: Interstate 8, Route 86 South, Danenberg Drive West: LaBrucherie Road Both sides of boundary streets shall be considered. LEASE TERM: The lease will be for fifteen (15) years, ten (10) years firm. REQUIRED: Any offered buildings must be of sound and substantial construction, of a type generally recognized as modern office space. The space shall be altered to meet the Government's requirements, shall have a fully serviced rent structure, shall be fully accessible in accordance with ADA standards, and shall conform to applicable Life Safety Performance Level of RP 6 (seismic standards). Site plan must depict the building shell, parking and a minimum 20 foot setback from the face of the building's exterior to the protected/defended perimeter. POINT OF CONTACT: Expressions of interest should be submitted to the following person and address in writing, via e-mail, or via fax, and should provide the following information: building name, address, and the offered square footage, Response should also include a site plan, accessibility to public transit (identifying existing transit stops, route number and schedule) and a list of moderately priced eateries within one mile and other employee services located within two miles of the site. Development sites should submit the lot size w/proposed layout demonstrating that a single story building of sufficient size, including parking, set-backs and the APN number. Brokers or Developers who respond on behalf of a building or land ownership shall also provide written evidence of their authority to represent.
