Description
United States Government Seeks to Lease Office Space In Minneapolis, Minnesota The United States Government seeks to lease class ‘A' office space in Minneapolis, Minnesota. The space offered must consist of approximately 32,200 rentable square feet yielding a minimum of 28,000 ANSI/BOMA usable square feet and a maximum of 30,800 ANSI/BOMA usable square feet. Space located on the ground level is not acceptable. DESCRIPTION: Site must be located outside the 100-year flood plain. Preference will be given to space located on the second story or higher. Contiguous office space is preferred. For proposals of new construction, a minimum 20-foot setback on all sides of the building, excluding right of ways and easements, is required. DELINIATED AREA: The proposed space must be located within the following delineated area: North: South Washington Avenue South: South 7 th Street East: South 5 th Avenue West: Nicollet Mall Street REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. Eighty Five (85) parking spaces as described: 55 structured and secured parking spaces, all in one location within the offered office building and 30 structured, reserved parking spaces, all spaces in one location within the offered building parking garage or within one block of the offered site connected to the skyway. The offered space must meet Government requirements for Fire Safety and Handicapped Accessibility. In addition, the Government shall have the right to mount antennas on the roof of the building. The agency prefers not to be located near agencies providing probation and/or parole services, halfway houses, drug abuse counseling/rehabilitation programs, and similar social service and welfare type programs, as well as private law firms representing drug offenders. For security reasons the agency prefers not to be located near residential areas, day-care centers and schools. LEASE TERM: The proposed lease is for fifteen (15) years, ten (10) years firm, with the Government having cancellation privileges after 10 years.
