Description
United States Government Seeks Expressions of Interest for Office Space in and around TOPEKA, KANSAS UNITED STATES GOVERNMENT SEEKS EXPRESSIONS OF INTEREST FOR OFFICE AND RELATED SPACE IN AND AROUND TOPEKA, KANSAS The United States Government (The Department of Veterans Affairs) is seeking to lease approximately 24,703 net usable square feet of Class A office space. Net usable square feet does not include such areas as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code. It is preferred that the space be on a single contiguous floor, however, the Government will consider space on no more than two contiguous floors. The space to be provided must have a floor live load capacity of not less than 80 pounds per square foot unreduced throughout. The proposed site must provide a minimum of 150 parking spaces adjacent to the building, and be within walking distance of public transportation (bus stop and/or light rail.) The building and parking area must be fully accessible meeting all requirements of the Americans with Disabilities Act (ADA) and the Uniform Federal Accessibility Standards (UFAS). The space must be available for occupancy within 180 days of lease execution. The lease term shall be for a fifteen years firm term with one (1) five-year option to renew. Delineated Area: West - Urish Rd north to Interstate Highway 70; North - I-70 east to SE Adams St; East - 2nd Street to SE Adams St south to 5th St to SE Adams St to SE 10th Ave to Adams St to 29th St; South - SW 29th St west to Urish Rd. Expressions of Interest Should Include: 1. Building name, address, age of building and name of owner. 2. Total BOMA rentable square feet, existing or proposed. 3. Rental rate 4. Scaled building plans, renderings and site drawings, which detail the number of parking spaces. VA ™s broker for this requirement is Jones Lang LaSalle.
