- REQUIREMENT: The United States Government seeks to lease approximately 28,829 Rentable Square Feet of office and related space, yielding 25,069 ANSI/BOMA Office Area Square Feet, as well as four (4) structured and 46 surface parking space in Laredo, TX. The proposed lease is for 10 years, 5 years firm and shall be fully serviced. The space shall be located within a 5-mile radius of the new federal courthouse at 1300 Victoria Street; however if the offered building is located farther than a four-block radius of the new federal courthouse located at 1300 Victoria Street, then an additional fifteen (15) structured parking spaces or fifteen (15) secure surface parking spaces in Laredo, TX are required. The additional parking spaces shall be within a four-block radius of the federal courthouse at 1300 Victoria Street. The facility must be professional in appearance, well maintained, of modern design, and of sound and substantial construction. The space shall be located in a professional office setting, and shall not be located within a 100-year floodplain or wetland unless the Government has determined it to be the only practicable alternative. The requested space must be in a building capable of being altered to meet the Government's needs and security requirements as well as the Government's requirements for fire/life safety and handicap accessibility. The space must be contiguous, on as few floors as practicable. Space must be located on the second floor or higher. DELINEATED AREA - Office Space Requirement: The space shall be located in Laredo, TX within a five-mile radius of the new federal courthouse at 1300 Victoria Street. For offered buildings located outside a four-block radius of the new federal courthouse, additional parking must be offered within four-blocks of the new federal courthouse at 1300 Victoria Street in Laredo, TX. Expressions of interest should include the following: 1. Building/parking location name and address. 2. One-eighth scale drawing of space offered/parking offered. 3. Asking rental rates. 3. Confirm BOMA method of measurement, usable yield for available space by floor, and building common area factor. 4. Name, address, and telephone number of individual to be contacted. Owners and Authorized Agents: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Authorized contacts: In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of the GSA and their Authorized Broker Representative.
