- Flyer UNITED STATES GOVERNMENT Seeks Leased Office Space Columbus, GA The United States Government seeks to lease office space of approximately 11,180 Rentable Square Feet (RSF) to yield 9,722 ABOASF in Columbus, GA area, within the following Delineated Area: North: Double Churches Road to 1-185 to Williams Road to Veterans Parkway South: Buena Vista Road to 1-185 East: Schatulga Road to Buena Vista Road to Flatrock Road to I-80 West: 1-185 to ATL 27, to River Road, to Double Churches Road The proposed lease term is for ten (10) years, five (5) years firm term. Contiguous space on one floor is required except as noted below. Space must be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space should not be located near schools, railroad tracks, in an industrial area, etc. All services, utilities and tenant improvements must be provided as part of the rental consideration. The overall dimensions of the space shall have a maximum length to width ratio of 2 to 1 in order to provide an efficient layout. Space may be offered on other than the first floor; however, a first floor area in the amount of approximately 1,234 RSF to yield 1,073 ABOASF is required. Two (2) outside, reserved, parking spaces on site plus additional parking spaces on site or within 2 blocks of the offered building for employees and visitors. Space must be ready for occupancy no later than December 1, 2011, or earlier, if possible. All expressions of interest by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership. Sub-leases are not acceptable.
