- Description
- REQUIREMENT: The General Services Administration (GSA), on behalf of the Social Security Administration (SSA) seeks to lease approximately 19,160 rentable square feet (r.s.f), which shall yield a minimum of 16,661 ANSI/BOMA square feet (previously usable) with 2 parking spaces. The office space should be fully serviced and must be contiguous and at least on the second floor. The site should be located inside the San Jose Central Business Area (CBA) within the area bounded by: NORTH: Montague Expressway WEST: Montague Expressway connecting to Bayshore Freeway connecting to Guadeloupe parkway (on west) - onto Route 87 SOUTH: Route 280 connecting to Route 101 (East) going North on Route 101 onto EAST: Route 880 back to Montague Expressway LEASE TERM : 15 years, 10 years firm. The Government shall have the right to terminate the lease, entirely or in part, after the firm term on 120 days written notice to the Lessor. OCCUPANCY : Occupancy is required no later than January 24, 2012. STANDARD CONDITIONS AND REQUIREMENTS : Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal/ GSA-PBS, State, and local codes and regulations including but not limited to fire and life safety, contained asbestos, accessiblity (architectural Barriers Act Accessibility Standard (ABAAS) compliant or, if not, landlord must be willing to make the building fully ABAAS compliant), OSHA, seismic protection, and not located in a flood plain. Expressions of interest should be submitted to the following person and address in writing, via email, or via fax, and should provide all of the following information: (1) Building name and address (2) Rentable and usable square feet offered, including floorplate size and floorplan (3) Method of measurement used to determine rentable square footage (4) Common Area Factor (load factor) for available space.
