Description
UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN MADISON, WI PROJECT#: GS-05B-18557 The United States Government seeks to lease class ‘A' contiguous office space. The space offered must consist of approximately 3,593 rentable square feet in Madison, WI. The space should yield 3,521 ANSI/BOMA usable square feet. Space should not be located on the first or top floor. The Government will require three (3) structured parking spaces. The proposed space must be located within the following delineated area: • North: Lake Mendota and Ingersoll Street • South: W. Beltline Highway to Rimrock Road to Park Street • East: John Nolen Drive and Rimrock Road • West: Park Street The proposed lease is for ten (10) years, five (5) years firm, and should be fully serviced. Space must be ready for occupancy no later than February 22, 2012. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop as cost-benefit analysis and to determine whether to complete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, amount other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be uncured through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABAAS) Requirements. Consideration shall be based on the area profile, location, and proposed security precautions if the location would be utilized. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. • Date of space availability. • Method of rentable space measurement. • Building ownership information. • Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). • Energy efficiency and renewable energy features existing within the building. • List of building services provided. • Written evidence of authorization to represent the building's ownership.
