Description
The United States Government seeks to lease quality professional fully serviced office space in Harrison, AR. The office space must be contiguous (not separated by public corridors). Street level space is preferred. Contiguous upper floor space on one floor which has handicapped accessible elevator service to the floor occupied by the government is an acceptable alternative. Elevator service shall consist of a minimum of two accessible elevators which serve the floor proposed for the government. One of the accessible elevators may serve as a freight elevator. On-site parking must be available for 52 vehicles. In addition, parking must be available at no cost, or at reasonable commercial rates, within a two-block radius of the office. The space offered must consist of approximately 11,492 rentable square feet, and the space should yield 10,414 ANSI/BOMA usable square feet. The proposed lease is a ten (10) year, five (5) year firm term lease. Space must be ready for occupancy no later than February 28, 2012. The offered space must meet Government requirements for Fire and Safety and Handicapped Accessibility. The proposed space must be located within the city limits of Harrison, AR. Preference will be given to space offered in buildings located in the Central Business District (CBD). All expressions of interest submitted by Brokers/Agents must be accompanied by written evidence of authorization to represent the building's ownership.
