WAREHOUSE SPACE WANTED BY THE U.S. GOVERNMENT Contracting Office Address General Services Administration, Public Buildings Service (PBS), Real Estate Division (9PRC), 450 Golden Gate Avenue, 3rd Floor East, San Francisco, CA, 94102-3434 SPACE REQUIREMENT The United States Government is seeking an existing facility for a Federal Agency to replace a soon to be expiring lease. The facility shall be comprised of a minimum of 10,360 useable square feet (approximately 11,900 rentable square feet) and a maximum of 11,500 useable square feet of flex-office space, along with 7 reserved, secure parking spaces, within the following boundaries of Benicia, CA: Boundaries: North: E. 2 nd Street East: W. Channel to E. Channel Road to Industrial Way South: Industrial Way West: Lake Herman Road The space should be fully serviced including all utilities and janitorial services. Consideration for relocating this requirement will be taken upon economic analysis, including move costs, tenant improvements, and impact on agency mission, among other items. Buildings offered would ideally meet or be capable of meeting all of the following criteria: •· Have zoning that is compatible for Government's proposed use, as shall adjacent properties. •· The warehouse/office space must be contiguous. •· Not be located within a 100 year flood plain or other geological or environmental impairments. •· Meet seismic standards contained in "Standards of Seismic Safety for Existing Federally Owned and Leased Buildings and Commentary", ISSC RP 6, or be a candidate for retrofit to meet same. •· Have an automatic sprinkler system. •· Have drive-in capability for large vechicles. •· Have a minimum of 25' column to column spacing. •· Exterior secured fenced parking. •· Have at least one secured roll-up door with 12'x14' clearance. •· Be located away from public view. •· Be located 50 ft away from active railroad tracks. STANDARD CONDITIONS AND REQUIREMENTS The space offered must be fully serviced in a quality building of sound and substantial construction, either a new, modern building or one that has undergone restoration or rehabilitation for the intended use. The building and the leased space shall be accessible to workers with disabilities in accordance with the Americans with Disabilities Act Accessibility guidelines and the Uniform Federal Accessibility Standards. Wherever standards conflict, the more stringent shall apply. The leased space shall be free of all asbestos containing materials, except undamaged asbestos flooring in the space, undamaged boiler or pipe insulation outside the space, in which case an asbestos management program conforming to EPA guidance shall be implemented. The space shall be free of other hazardous materials according to applicable Federal, State, and local environmental regulations. Additionally, the building must conform to Life Safety Performance Level of ICSSC RP 6. Further, the space must be altered to meet the Government's requirements. LEASE TERM: 10 years, 5 year firm. OCCUPANCY: Occupancy is required no later than 2/15/2012. EXPRESSIONS OF INTEREST should be submitted to the following person and address in writing, via e-mail, or via fax, and should provide all of the following information: 1. Building name and address. 2. Rentable and usable square feet offered, including floorplate size and floorplan. 3. Method of measurement used to determine rentable square footage. 4. Common Area Factor (load factor) for available space. Proposals submitted by agents for the recorded owner of the building must be accompanied by documentary evidence satisfactory to the Government of the agent's authority to make an offer on be half of the record owner. The Government will make every effort to expedite the building selection. This advertisement is not a basis for negotiations and the right is hereby reserved, as the interest of the Government may require it, to reject any or all offers and give consideration to sites other than those offered in response to this advertisement.
