Description
UNITED STATES GOVERNMENT SEEKS LEASED OFFICE SPACE IN ALBUQUERQUE, NM STAR #: 0NM2060 The United States Government seeks to lease first class, modern contiguous office and related space. The space offered must consist of approximately 15,824 rentable square feet in Albuquerque, NM. The space should yield a minimum of 13,760 ANSI/BOMA usable square feet to a maximum of 14,448 ANSI/BOMA usable square feet. The Government will require eighty (80) surface parking spaces. The proposed space must be located within the following parameters of: ¼ mile of District Office located at 4101 Jefferson Plaza NE, Albuquerque, NM. The proposed lease is for five (5) years, three (3) years firm, and should be fully serviced. Space must be ready for occupancy no later than October 12, 2012. The Government intends to lease a fully-serviced lease. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The offered space must meet or be capable of being upgraded to meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABAAS) Requirements. The building must be located outside of any 100-year floodplain. Unique Requirements: • Space must be located within walking distance or one quarter of a mile to the district office. • Space must be less than 25% of the building's net usable area OR meet the following setback requirements for existing space: o Controlled perimeter - roads and parking lot areas must be controlled within 82 ft and 33 ft and not be closer than 33 ft. No other parking or vehicle access is allowed within 82 ft. o No controlled perimeter - roads and parking lots areas must be controlled between 148ft and 82ft and not be closer than 82ft. No other parking or vehicle access is allowed within 148ft. o If in a multi-story building, space must be lower than the 5th floor. • Space offered must be Energy Star compliant • Space offered must also meet the UFC 4 010 01 compliancy. All expressions of interest submitted by brokers/agents must be accompanied by written evidence of authorization to represent the building's ownership.
