Delineated Area Map U. S. GOVERNMENT WANTS TO LEASE SPACE IN THE KANSAS CITY METRO AREA SFO 0MO2001 The General Services Administration (GSA) seeks expressions of interest from owners and authorized agents of existing commercial office and related space. AMOUNT: Approximately 21,535 rentable square feet of office and related space that yields a minimum of 18,726 ANSI/BOMA usable square feet for use by the agency for personnel, furnishings, and equipment. First floor, contiguous space is preferred. A minimum of 150 on-site surface parking spaces shall be available for Government use. A 50-foot setback distance is required on all sides of the building from the face of the building to the property line, parking, or other access. The building should allow an area for interior vehicle/trailer parking with a minimum clear ceiling height of 15 feet and should have one (1) roll up door measuring at least 14 feet in height and 12 feet in width. Offered building must include land for a Government - provided antenna. The antenna will consist of the following: To be installed no closer than 150 feet from the building. Tower will have multiple VHF, UHF and 700/800 antennas; with a clearance of at least a 300 foot diameter for the antenna and guy wires, which must be clear of any obstructions; the antenna will be approximately 100 feet in height. Offered buildings will be subject to a facilities check including but not limited to existing/allowable radio frequencies, communications infrastructure availability, utilities access, and a security assessment. LOCATION: Offered space must be within the following delineated area: Properties within a 45 mile radius from 9221 Ward Parkway, Kansas City, MO: Additional exclusions are properties within a 13 mile radius from the following: (1) Intersection of Oak Street and 12th Street in downtown Kansas City, MO. (2) 9221 Ward Parkway, Kansas City, MO (3) Intersection of MO Hwy 150 and Botts Road, Kansas City, MO. A map of the above described delineated area is attached for reference. The Government may consider various types of space including warehouse, manufacturing, agricultural, flex, professional office, or repurposed retail buildings.. REQUIRED: Tenant alterations are to be provided as part of the rental consideration. The space offered must conform to GSA requirements for fire and life safety and handicap accessibility. Additionally, various security enhancements shall also be required. TERM: The lease shall be for a term of ten (10) years, five (5) years firm term.
