Description
Requirement: The United States Government seeks to lease a minimum of 7,193 ANSI/BOMA Usable Square Feet of office space and parking for 35 Government vehicles. The space must meet requirements for fire and life safety and handicapped access in accordance with ABAAS guidelines. Buildings shall be of modern design and/or have undergone recent rehabilitation. Space shall be ready for Government occupancy no later than February 2012. Delineated Area (Bounded as follows): Delineated Area to include the Civic Center and Central Business Districts of the Town of Burlington, MA as defined on the Town Center District Map-Town of Burlington, MA - Planning Department, December 2005 and extending down Cambridge Street/Route 3A to a second area of consideration as bound by the following streets: -Mall Road extending to Lexington Street to Middlesex Turnpike -Middlesex Turnpike Wheeler Road -Wheeler Road extending to Blanchard Road to South Bedford Street to Cambridge St/ Route 3A -Cambridge St/Route 3A to Mall Road Lease Term : The Government is interested in a lease proposal of Ten (10) years, Five (5) years firm. Owners & Authorized Agents: The space must meet requirements for handicapped access in accordance with the ABAAS guidelines and must be a fully serviced lease to include all cleaning services and utilities. Submission by other than the owner or manager of the property must be accompanied by a letter from the ownership granting permission to make a general offering of space. In instances where the offeror is representing more than one property, the offeror is hereby notified that they may only participate in negotiations on behalf of one owner. Expressions of interest should be submitted in writing no later than October 22, 2010, at 4:00pm EST and should include the following information: 1.) Building name and address, and location of space in the building, legal property description, recent survey, property identification numbers (PIN). 2.) Floor plan detailing space offered. 3.) ANSI/BOMA defined Office Area Square Feet. 4.) Rentable square feet offered. 5.) Percentage of Common Area Factor used to determine the rentable square feet. 6.) Number of parking spaces available on the premises. 7.) Name, address, telephone number, and email address of individual to be contacted. 8.) Provide proposed rental rate and list costs included/excluded from the rate proposed.
