- U.S. SECURITIES AND EXCHANGE COMMISSION (SEC) Expressions of Interest for Leased Office and related space in Miami, Florida Requirement: REQUEST FOR INFORMATION The U.S. Securities and Exchange Commission (SEC) is seeking to lease approximately 70,000 to 85,000 rentable square feet (rsf) of office, and related space and two (2) official government vehicle parking spaces within Class A space located in Miami, Florida. This offered space must yield an approximate range of 60,000 to 74,000 ANSI/BOMA usable square feet (usf) of office space for use by Tenant for personnel, furnishings and equipment. Available parking is required for visitors and employees and must meet or exceed local code. Offered space must be on floors in the same elevator bank with a minimum floor plate of 17,500 rentable square feet. Larger floor plates will be more favorably evaluated unless the floor plate is so large as to limit daylighting within interior spaces. Locations with contiguous floors within the same elevator bank will be more favorably evaluated. Unique Requirements: All services, supplies, utilities, and tenant improvements must be provided in consideration of rental to be paid. Location must meet accessibility, environmental, security and other technical factors as outlined in the Solicitation for Offers (SFO) on or before occupancy. Accessibility: The offered space must meet accessibility standards throughout the common areas in accordance with the Architectural Barriers Act Accessibility Standard (ABAAS). Environmental: The Government intends to seek Seismic Standard Life Safety Performance Level of RP 6, Energy Star Performance Score of 75 or better, LEED Silver and LEED CI and a demonstrated ability to meet tests protocols for high wind/hurricane zones. Buildings that meet or exceed these and other technical standards outlined in the SFO will be more favorably evaluated. Security: The SEC will conduct a security review of each offered location and recommend countermeasures to obtain the appropriate level of security; this may include additional setback from public access areas depending on neighborhood and site characteristics. Technical Factors: Additional technical evaluation factors will be disclosed in the SFO. Location: The space must be located in a district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Light industrial developments with a mixed use of office and commercial space, as well as residential and heavy industrial are unacceptable and will not be given consideration. The SEC seeks to lease space located outside the 100-year floodplain. Offered buildings must be located within the following delineated areas: Downtown: North - Bounded by the intersection of SE 2nd Street and S. Biscayne Blvd East - S. Biscayne Blvd. South -S Biscayne Blvd. (State Road 41) West - SE 1st Avenue Brickell: North - Bounded by the intersection of Brickell Avenue and SE 5th Avenue East - S. Miami Avenue South - SE 15th Road West - Brickell Avenue Locations must be within the above described delineated areas as well as demonstrate close proximity to food establishments, retail shops, banks, dry cleaners, public parking garages or lots and public transportation. Lease Term: The lease term shall be for fifteen (15) years; ten (10) years firm. The Government reserves the right to solicit or negotiate an alternate lease term. Occupancy: The SEC desires occupancy no later than August 1, 2012, but the Government may consider an alternate occupancy date. Expressions of Interest should include the following: OWNERS AND AGENTS: To submit a location for consideration, contact this office in writing via email, or US Mail by COB on November 5, 2010. Submission by any party other than the owner or managing member of the property must be accompanied by a letter from the owner granting permission to make a general offering of the space. Submissions should also include: - Name, address, email address, and phone number of owner as well as authorized representative - Name and address of offered location and age of the building or site - Amount of space available and location within the proposed building; provide floor plans on sheets reduced to 8 ½" x 11" - Floor plate size in rentable and usable square feet - Common Area Factor for offered space - Statement as to whether or not the building meets ABAAS and RP-6 Seismic Standards, LEED CI and minimum LEED Silver rating, and Energy Star Standards - Statement as to whether or not the building meets test protocols for high wind/hurricane zones - Statement as to whether or not the building has asbestos-containing materials and, if so, the location(s) and type(s) Written responses to the address or email below are required no later than COB on November 5, 2010; verbal responses will not be considered.
