Description
The United States Government seeks to lease class ‘A' contiguous ground floor office space. The space requirement can be satisfied with first floor space in an existing building or through new construction. The space offered must consist of approximately 9,990 rentable square feet in or near Toledo, Ohio. The space should yield between 8,401 and 8,821 ANSI/BOMA usable square feet. Offered site must be on an existing public bus route. Thirty-nine (39) on site parking spaces are required. The proposed space must be located within the following delineated area: North: West Alexis Road/Monroe Street East: Secor Road South: West Central Avenue West: Main Street/North Holland-Sylvania Road The proposed lease is for ten (10) years, ten (10) years firm, and should be fully serviced. Space must be ready for occupancy no later than May 15, 2012. The following are unique requirements for the building and/or space: - The space offered should be no more than twice as long as it is wide, should be on one level, contiguous space, and should have open areas where columns and other obstructions do not hinder the development of efficient space layouts, the use of modular furniture and office work flow. - Street level space is required. Space requiring ramps due to uneven floor levels inside the space will not be considered. - Column size should not exceed two square feet and space between columns and/or walls should not be less than 20 feet. - The main exterior public entry, as well as the employee entry, shall have a vestibule. The exterior public and employee entry shall have a canopy. - Non-handicap parking spaces shall be striped at least 9 feet wide and 19 feet long. There shall be at least 24 feet of maneuvering space between rows of parking. - Two sets of restrooms shall be provided in the offered space - one for employee use and the other for the public. - Finished ceiling height shall be between 9'-0" and 11'-0". - 208 volt / 3 phase power shall be provided in the space. - Sites which are located directly on a highway or six-lane throughfare shall not be considered if the two directions of traffic are separated by a physical barrier or traffic indicator which does not permit access from either direction. - Space offered shall be located on a public bus route that has regularly scheduled service throughout the workday. - Zoned commercial and/or retail space only. Space shall not be located in an industrial or residential zoned location or near tenants, building or environments that create odors or noise. - The Government shall have the right to install a satellite dish or antennae on top of the building, a secured courtyard, or other approved area. - The building shall use Energy Star labels for buildout renovations or new construction. The offered space must meet Government requirements for GSA Life and Fire Safety Standards and Architectural Barriers Act Accessibility Standards (ABBAS) Requirements. No subleases will be allowed. Expressions of interest must be submitted in writing and should include the following information (This is not an invitation for bids or a request for proposals): - Building name and address. - Legal property description, recent survey, and property identification numbers (PIN). - Location of space in the building and the date it will be available. - One-eighth inch scale drawing of space offered. - Map of nearby amenities. - ANSI/BOMA defined office area/useable square feet (USF). - Rentable Square Feet (RSF) offered and the rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. - Common Area Factor used to determine the RSF. - Name, address, telephone number, and email address of the authorized contact. - In cases where an agent is representing multiple ownership entities, written acknowledgement and permission to represent multiple owners for the same submission. In no event shall the Offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal agency other than the General Services Administration (GSA) Contracting Officer or their authorized broker representative, CB Richard Ellis.
