The Government is seeing to lease approximately 21,905 contiguous rentable square feet of Office and Warehouse and related space. The rentable square feet must yield a minimum of 19,048 contiguous ANSI/BOMA Office and Warehouse square feet. The least term requirement is for three (3) years full, three (3) years firm. The space must be available for occupancy by February 1, 2012. The delineated area is 875 Mitchell Avenue, Oroville, CA. The Government is considering alternative space if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or pursue a sole source justification to remain at its current location. In making this determination, the Government will consider, amount other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. SUBMISSION REQUIREMENTS: Expressions of Interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposal): • Building name/ address; • Legal property description, recent survey, and property identification numbers (PIN); • Location of space in the building and date it will be available; • One-eighth (1/8th) inch scale drawing of space offered; • ANSI/BOMA defined office area/ usable square feet (USF); • Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities and tenant improvement allowances included; • Common Area Factor used to determine RSF; • Name, address, telephone number, and email address of authorized contact; • In cases where an agent is representing multiple ownership entities, written acknowledgement, and permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS: The General Services Administration (GSA) is using a tenant broker to represent the Government is lease negotiations for this transaction.
