- Interested Party Information Request REQUIREMENT: The General Services Administration is seeking to lease approximately 5,175 first floor contiguous rentable square feet of office and related space for use by Government personnel, furnishings and equipment. The rentable space must yield a minimum of 4,500 contiguous ANSI/BOMA Office area square feet (OASF) with an additional approximate 900 square feet of fenced outside area to be connected to the space. The design of the space offered shall be conducive to efficient layout and good utilization as determined by the Government. Government personnel occupancy must either (a) be less than 25% of the net interior useable area of the building throughout the lease term and any subsequent options; or (b) be located within a building that fully complies with all requirements of UFC 4-010-01, Approved for Public Release, throughout the term of the lease and any subsequent options. REQUIRED: All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. The Government shall have access to the space 24 hours per day, seven (7) days per week. The offered Space shall be located in a prime commercial office district with attractive, prestigious, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. The modern space must meet Government requirements for security, fire, life and seismic safety and must comply with ADA accessibility. Flood plain certification is required. Subleases are not acceptable. LOCATION: All offered properties must be located within the following delineated area: North: Intersection of I-295 and Ramsey Street; South: Intersection of Tom Starling Road and Highway 301; East: Intersection of Baywood Road and State Road 24; and West: Intersection of Skibo Road and Raeford Road. LEASE TERM: The lease term requirement is for 10 years, 5 years firm with the Government having 60 days notice cancellation rights after the firm term. The space must be available for occupancy by August 1, 2011. EXPRESSIONS OF INTEREST: Owners or Authorized Representatives desiring to submit a location for inspection should forward information by 5:00 pm, November 30, 2010. Expressions of interest should include building name and address, location of space within the delineated area, amount of rentable square feet offered, amount of ANSI/BOMA square feet of offered and contact information for owner or authorized agent/representative. Any properties submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership.
