- UNITED STATES GOVERNMENT Seeks Light Industrial or Flex Space Bend, OR REQUIREMENT: The United States Government seeks to lease light industrial or "flex space" consisting of approximately 5,060 rentable square feet within the approved central business area of Bend, OR. Facility must yield a minimum of 2,240 ANSI/BOMA office square feet and a minimum of 2,160 square feet of shop and storage space. The equivalent [hg1] of 12 parking spaces for the storage of vehicles and material shall be adjacent to the shop area with the ability to enclose in a secure compound. An additional 3 spaces shall be reserved for visitors to the office area, and an additional 15 [hg2] reserved spaces will be available within ¼ mile walking distance. Buildings offered must be of sound and substantial construction. All services, supplies, utilities, and tenant alterations are to be provided as part of the rental consideration. Grade level space for the shop and storage area is required. A roll-up door [hg3] into the shop area and contiguous space is preferred. Other than first floor office space must have an elevator that meets current federal and local code for accessibility. The offered space must meet Government requirements for security, fire safety, handicapped accessibility and be situated in a building outside a 100-year floodplain. Agency must be able to mount and access satellite dishes on the roof or within a secure compound. The location must have a clear line of site to the southern horizon. LEASE TERM: The proposed lease is for 15 years, 5 years firm and will be fully serviced. SUBMISSION REQUIREMENTS: Expressions of interest must be submitted in writing and should include the following information at minimum (This is not an invitation for bids or a request for proposals): Building name/address. Legal property description, recent survey, and property identification numbers (PIN). Location of space in the building and date it will be available. One-eighth inch scale drawing of space offered. ANSI/BOMA defined office area/useable square feet (USF). Rentable Square Feet (RSF) offered and rental rate per square foot, specifying services, utilities, and tenant improvement allowance included. Common Area Factor used to determine the RSF. Name, address, telephone number, and email address of authorized contact. In cases where an agent is representing multiple ownership entities, written acknowledgement, and permission to represent multiple owners for the same submission. AUTHORIZED CONTACTS: GSA is using a tenant broker to represent the Government in lease negotiations for this transaction. In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative.
