UNITED STATES GOVERNMENT General Services Administration Seeks Leased Space in Tullahoma, TN REQUIREMENT: The United States Government seeks to lease approximately 8,280 Rentable Square Feet, yielding 7.200 ANSI BOMA Square Feet of office and related use space. The Government requires a fully serviced lease. Subleases are not acceptable. DELINEATED AREA: The space will be located in Tullahoma, TN within the following boundaries (both sides of the street will be considered): Beginning at 41A, proceed North to Ledford Mill Rd; travel right on Ledford Mill Rd to Flowertown Rd.; travel right on Flowertown Rd to Normandy Rd/269; travel right on Normandy Rd/269 to Washington St.; travel left on Washington St to Kings Lane; travel left on Kings Lane to Reeves St.; travel right on Reeves St to Washington St.; travel left on Washington St to E Grundy St.; travel left on E Grundy St to N. Anderson St.; travel right on N Anderson St to E Carroll St/Hwy 55; travel right on E Carroll St/Hwy 55 to 41A; travel right on 41A to W Lincoln St.; travel left on W. Lincoln St to Cedar Lane; travel right on Cedar Lane to 41A; travel left on 41A North to Ledford Mill Rd. to the point of beginning. REQUIRED: A minimum of 39 surface parking spaces are required for the Social Security on site or within two blocks of the offered building. Space must have potential for an efficient layout and have at least a 2 to 1 ratio. All services, supplies, utilities and tenant alterations are to be provided as part of the rental consideration. First floor space is preferred. The offered space must meet, or be altered to meet, Government requirements for Security, Fire Safety and Handicapped Accessibility. Any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. Include whether the site is located in a flood zone and if so, please indicate the type of zone LEASE TERM: Term is for 10 years, 5 years firm, with the Government having cancellation privileges after the 5 th year on 90 days notice.
