- The United States Government Seeks to Lease Office Space in Alpharetta, GA Requirement : The General Services Administration is seeking office and related space in Atlanta, Georgia for 13,018 contiguous usable square feet of office and related space. The rentable space must yield a minimum of 14,491 rentable square feet (rsf). The lease term requirement is for 10 years, 5 years firm. The delineated area is the following: •1. Starting at the intersection of Kimball Bridge Road and Highway 400/19 travel north on Highway 400/19 to the intersection of 400/19 and McGinnis Ferry Road. •2. Follow McGinnis Ferry Road east to the second intersection of McGinnis Ferry and Union Hill Road. •3. Follow Union Hill road south to the intersection of Union Hill and Windward Parkway •4. Follow Windward Parkway west to the intersection of Windward and North Point Parkway. •5. Follow North Point Parkway south the intersection of North Point and Kimball Bridge Road. •6. Rentable square feet available and expected rental rate per rsf for a fully serviced leased. The space must be available for occupancy by April 30, 2012. Parking must meet local code requirements. Floor plan. The Government must have access to parking and the building 7 days a week/24 hours a day Method of rentable space measurement. Building Ownership Information. All services, supplies, and utilities are to be provided as a part of the rental consideration. The offered space must meet Government requirements for Security, Fire Safety, and Handicapped Accessibility. The building must achieve an Energy Star label, prior to award in accordance with E013423 and USEPA Energy Star Guidelines.
