Description
SUMMARY REQUIREMENT: The General Services Administration (GSA) desires to lease approximately 31,211 rentable square feet (RSF) of office and related space, yielding between 27,140 ANSI/BOMA Office area (formerly usable) square feet (USF) and 29,854 ANSI/BOMA Office Area square feet of existing modern office space. A minimum of 75 secure, on-site parking spaces are required. Secure parking must be structured and/or fenced with an electronic gate. BUILDING REQUIREMENT: The facility must be professional in appearance, well maintained, of modern design, and of sound and substantial construction. The space shall be located in a professional office setting, and shall not be located within a base floodplain or wetland unless the Government has determined it to be the only practicable alternative. The Government cannot co-locate with other Federal, State, and Local government agencies or private firms whose primary clientele are involved in or have ties to criminal elements (i.e. probation and/or parole services, halfway houses, drug abuse counseling/rehabilitation programs, and similar social service and welfare type programs, as well as private law firms representing drug offenders). The space cannot be located within 1,000 feet of a drug free zone (i.e. school/park). The requested space must be fully serviced, and in a building capable of being altered to meet the Government's needs and security requirements as well as the Government's requirements for fire and life safety and handicap accessibility. The space must be contiguous and on as few adjoining floors as practicable. Holding cells will be required; however detainees will not be housed overnight. A 20-foot setback from the building to the nearest point of vehicle access is also required. Where a 20-foot setback is not possible, alternative options, such as bollards, may be considered. Industrial space may be considered assuming the offered space can meet the minimum requirements of the Government. LOCATION / DELINEATED AREA: The building offered must be located in Oklahoma City, OK within the following boundaries and Congressional District 5: North: Britton Road South: SW 89th Street East: S.Western Avenue to SW. 3rd street to N. Classen Blvd. to Hwy 44 to N. Western Avenue West: County Line Road NE LEASE TERM: The term is for fifteen (15) years, ten (10) years firm. Occupancy is required fall of 2012. Expressions of interest should include the following: 1. Building name and address. 2. One-eighth scale drawing of space offered. 3. Confirm BOMA method of measurement, usable yield for available space by floor, and building common area factor. 4. Name, address, and telephone number of individual to be contacted. OWNERS AND AUTHORIZED AGENTS: Brokers and agents may represent prospective landlords, but any properties or proposals submitted by the brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership. AUTHORIZED CONTACTS: In no event shall the offeror enter into negotiations or discussions concerning the space to be leased with representatives of any Federal Agency other than the officers and employees of the GSA.
