Description
U.S. GOVERNMENT WANTS TO LEASE SPACE IN KANSAS CITY, MISSOURI (SFO# 0MO2054) REQUIREMENT: General Services Administration (GSA) is interested in leasing Class A office space consisting of approximately 42,547 rentable square feet of space. Rentable space must yield approximately 36,997 usable square feet of office and related space. The space will be occupied by the Department of Education. LEASE TERM: 14 years; 7 years firm term. Occupancy must be achieved by December 31, 2011. UNIQUE REQUIREMENTS: Modern office space and facilities are required in a Class "A" office building. The space must be altered to Government specifications to include a fully operational Energy Management System (EMS), be fully serviced, including janitorial. Offered space must contain minimum column spacing of 25'-0." A minimum of 600 square feet of structurally reinforced flooring is required to accommodate a high density file storage system and at a minimum 2,500 usable square feet of open, column free space to accommodate an eighty (80) seat, state-of-the-art training facility. Space offered must be on contiguous floors with a maximum of two floors and cannot be located on the top or ground floor of the building. Government standards for handicapped accessibility and fire safety must be met. Office space must be capable of housing six (6) principle offices, a Union office, and Joint-use support space (eg server rooms and pantries). Space configuration shall be conducive to an efficient layout. Consideration for an efficient layout will include, but will not be limited to, the following: size and location of interior fire (support) walls, size and number of columns, column placement, bay depths, window size and placement, convector size and placement, electrical and telephone closet accessibility, any angles, curves or offsets that will result in an inefficient use of space. Space shall be located in a professional office setting and not within close proximity to residential areas and railroad tracks. Space shall not be located within a base flood plain or wetland unless the Government has determined it to be the only practicable alternative. The Government requires a fully serviced lease including a total of eight (8) on site, structured, dedicated and secured parking spaces. The agency shall have access to their space 24 hours a day, 7 days a week. Normal hours of operation for the agency are Monday through Friday 6:00 a.m. to 6:00 p.m. (excluding Saturdays, Sundays and Federal holidays). LOCATION: Offered properties must be located within the following boundaries: North: 8 th Street South: 31 st Street East: Holmes Street West: Wyandotte Street EXPRESSIONS OF INTEREST SHOULD INCLUDE THE FOLLOWING: 1) Building name and address. 2) Scale drawing of space offered. 3) Square footage offered. 4) Method of measurement used to determine rentable square feet. 5) Name, address, and telephone number of individual to be contacted 6) Evidence of authority to represent the owner.
