- UNITED STATES GOVERNMENT SEEKS EXPRESSION OF INTEREST FOR OFFICE SPACE IN Wichita, Kansas The United States Government seeks to lease commercial office and related space consisting of approximately 11,107 ANSI/BOMA usable square feet (USF)/ 12,773 rentable square feet (RSF) in Wichita, Kansas. The office shall be class A office space and be located in a new or modern office building that projects a professional and aesthetically pleasing appearance. Rental or flex space is not acceptable. Occupancy would be required on or before October 12, 2012. This advertisement is not a basis for negotiation. The government reserves the right to reject any or all expressions of interest and give consideration to properties other than those offered in response to this advertisement. AMOUNT: Approximately 12,773 RSF yielding a minimum of 11,107 ANSI/BOMA USF LOCATION: Offered space must be within the Central Business Area of Wichita, Kansas. The Central Business Area of Wichita means the area bounded by: •1. Lewis Street, the Arkansas River, Central Avenue and the elevated tracks, and; •2. Douglas Avenue from the Arkansas River to Seneca Street. REQUIRED: Tenant alterations are to be provided as part of the rental consideration. Space must meet or be adapted to meet agency specific requirements. Offered space must allow for an effective layout on no more than one floor. A loading area with double doors or an overhead door must be available with the offered space that will allow for the receipt and pick-up of pallet sized loads. The truck loading /unloading area can be at the same grade as the space offered. At a minimum the project shall obtain LEED Certification for Commercial Interiors. The space must be able to accommodate two separate entrances. Offered space will require two reserved parking spaces at the site. Parking for twenty one (21) employees and twenty seven (27) visitors must be available within ¼ of a mile walking distance, along a safe route, from the offered space. Satisfactory public transportation (bus or light rail) must be available within 1500 linear feet of the space offered. Offered space must meet Government requirements for fire safety, accessibility, seismic and sustainability standards per the terms of the Lease. The proposed leased space shall be fully serviced. TERM: The lease shall be for a term of fifteen (15) years, ten (10) years firm term with the Government having the right to terminate with ninety (90) days written notice after the initial ten (10) years firm term.
