- SOURCES SOUGHT. This posting is for market research purposes only - not a request for proposals. Large businesses need not respond. The General Services Administration (GSA) in Fort Worth, Texas is attempting to determine if there are any Small Businesses qualified to perform the services described herein. GSA intends to solicit for Full Maintenance Services which will include: Operations and Maintenance, custodial services, snow removal, pest control, window washing, waste removal/disposal, and lawn and grounds maintenance. Reimbursable services include (but are not limited to) carpet cleaning (in tenant space), additional mechanical services, and repairs. The primary contract area of the procurement will be Houston and Galveston, Texas with a period of performance consisting of one base year and four one-year option periods. The anticipated solicitation will be competed under Federal Acquisition Regulation (FAR) Part 15, Source Selection Processes and Techniques. Award will be made to the proposal offering the best value to the Government. The successful firm will need to be able to demonstrate that they have at least 3 years experience, within the last 5 years, performing services comparable and similar to those described above. Comparable is defined as: control - onsite supervisor/manager has autonomy (ability to hire/fire personnel, ability to purchase needed supplies, materials, and equipment and does not need corporate approval), scope (full maintenance, custodial, O&M, facility management), and complexity (list any special mechanical equipment; list operations that exceed 10 hours per day, e.g., border stations, courts; list locations with heavy visitor traffic). Similar is defined as: The type and size of the facilities, responsibilities, control, scope and complexity of services performed by the Contractor were essentially the same as required as described above. Similarity of experience will consider the following: type of facilities (multi-story office buildings, border stations, warehouses, courthouses, parking garages, maintenance garages, parking lots), The facilities covered by this specification will encompass approximately 1,565,784 aggregate square feet in approximately 9 buildings which range in size from 412 square feet to 495,426 square feet. The NAICS code is 561210 and the business size standard is $35.5 million.
