- *Modification to clarify the delineated area. The United States Government seeks to lease 3,350 ANSI/BOMA Office Area square feet of contiguous office space in Birmingham, AL. The lease term is for ten (10) years, five (5) years firm. Space should be ready for occupancy no later than May 2012. The space must be located in the Central Business District of Birmingham, within the area delineated by the following boundaries: 8th Avenue on the North, 22nd Street on the East, Highland Avenue South to 12th Avenue South on the south to 18th Street on the West. Space should be Class A, professional quality office space. The space must be located on the second floor or above. The space must meet the Federal Government's standards for fire safety and handicapped accessibility and be located outside a 100-year floodplain. Secure office space and facilities in an office building, fully serviced and altered to Government specifications are required. The Government does not accept sub-leases. Two (2) secured, inside parking spaces must be available and included as part of the lease. The space must have regularly scheduled public transportation and public parking for cars and bicycles within three (3) blocks (1,200 walk-able linear feet). Brokers or agents may represent the prospective landlord, but any properties or proposals submitted by brokers/agents must be accompanied by written evidence that they are authorized to represent the building's ownership.
