- DEPARTMENT OF VETERANS AFFAIRS (VA) SEEKS EXPRESSIONS OF INTEREST FOR OFFICE SPACE VA currently occupies approximately 14,228 BOMA rentable square feet of office space in Denver, CO with approximately 5 years of remaining term. VA has a need for an additional 6,319 usable square feet with the lease term up to 5 years firm. Desired occupancy is immediate. Space must be within the following delineated area: North - E. 1st Avenue South -E. Mississippi Avenue East - S. Monaco Street West - S. University Boulevard In addition to the rental costs, the Government will also factor in costs of moving to a new location including, but not limited to, tenant improvements, above standard/specialized alternations/equipment, telecommunications, and other related costs. Buildings offered for consideration must be of sound and substantial construction of the type generally recognized as contemporary with the ability to demonstrate meeting all current Federal, GSA, State, and Local codes and regulations including, but not limited to fire and life safety, accessibility, OSHA, and seismic protection. Expressions of interest must be submitted in writing and should include: building name, address and age; total square footage available (ANSI/BOMA) office rentable and usable; date of space availability to commence tenant improvements; rental rate per ANSI/BOMA office rentable square foot (indicate core factor); CAD "as built" floor plans identifying the space offered; parking ratio's; loading dock specifications; proximity to public transportation; and information on building ownership. (Note: The Government will pay no more than the appraised fair market rental value for space. Usable square feet do not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors, and public toilets required by local code).
